About Fernwood

Fernwood Private Estate is situated on the northern slopes of the Eastern Head in Knysna, with Pezula Golf Estate on the southern side and the suburb of Rexford on the lower reaches. Golfers have a special exit from the Estate that gives them quick access to the course by golf cart.

Fernwood Estate is a nature reserve and purchasers have the opportunity of investing in a unique lifestyle concept surrounded by Fynbos and exquisite views. The design criteria compliments the natural setting of the Estate with its cohesive, sensitive and holistic approach to light, simple neutrality , blending into the hillsides of this special eco-environment.

Virtually every stand offers its own unique vantage point over the Knysna Lagoon and Outeniqua Mountains, with some stands also enjoying high ocean views.

The flourishing indigenous coastal Fynbos habitat is also home to the unique Knysna “Skolly” butterfly which by proclamation, enjoys its natural, protected breeding area on the northern slopes of Phase I (Fernwood Ridge) and the Information Board provides the breeding habits of this beautiful insect. Stand No 62 is a protected area for the Skolly Butterfly.

In addition, buck and small wildlife have been seen enjoying cooling drinks of water from the dam on the Estate.

The Knysna Skolly

The Knysna Skolly was discovered by Rolan Trimen in 1883. The inland population was found to inhabit the area extending from the Eastern Heads eastwards towards the Pezula Golf Estate. Sectors of the population were also found along the coast at Coney Glen.

Design Guidelines

Investors may utilise the services of their own architect and builder in either of these two phases and there are approved Municipal Design Guidelines. Design should take in the overarching National Design Guidelines regarding energy saving elements.

Phase I: Fernwood Ridge

Situated on both sides of the road along the crest of the hill, all Phase I stands range in extent from 1000 – 1663m². There are magnificent views ranging from the lush inner slops of the Eastern Head, over the broad expanse of the lagoon and Knynsa and towards the Outeniqua mountains to the north.

Stand prices start from R650 000.

Phase II: Fernwood Close

These stands lie along the natural inner curve of the base of the hill on the left hand side of the cul-de-sac road. The views are over the green rolling hills of the Eastern Heads down towards the Lagoon. There is abundant bird life in this area and the entertainment deck areas of the homes would serve as bird-watching platforms.

Design Style (Phase II)

As an indication of an optional design style, a showhouse has been built. Purchasers may invest in the vacant stands and have custom-designed homes constructed.

Communal relaxation area; Landscaping of the banks of the Estate’s upper retention dam is currently underway and will provide lawned embankments, shade trees, a gazebo and a bridge into the water for relaxed fishing purposes. The dam also provides a watering hole for the Estates smaller wildlife and a variety of small buck and abundant bird life is to be seen in this beautiful eco-area.

Density

In order to protect the pristine Fynbos and Butterfly breeding areas, the development’s density will remain at the low figure of some 11.5ha of the 48ha Estate.

Security:

The Estate has perimeter security in the form of electrified fencing which is monitored from the Security office at the entrance to the estate. Owners have access by remote-control and visitors will be granted access via a Mercom call system.
