What is Fernwood’s history?
Fernwood was launched nationally in 2006 and sales progressed well at the time. The services were commenced and completed in 2008. At that time the sudden global depression halted construction on vacant land as well as investment in holiday homes throughout South Africa. At the time of launch, vacant stand prices were much higher than present prices.
What is happening at Fernwood now?
Fernwood Estate was re-launched to the public in December 2014. National and international purchasers have found favour with the market-related pricing of the stands. At present, various stand owners are beginning to design and plan their homes.
Are there any communal facilities?
Fernwood Private Estate caters to purchasers who wish to build their own homes. It is a residential estate without any other communal buildings. There will be a natural eco-recreational area on the dam and the embankments are being lawned and landscaped with some shade-tress, the addition of a gazebo and a small fishing bridge.
Are there animals on the Estate?
Small buck have been sighted on the Estate and there is a protected zone in Phase 1 for the unique butterfly breeding there, known as the “Skollie”.
What is the difference between Phase I and Phase II?
Phase 1 (Fernwood Bridge) is on the crest of the Estate, with sweeping views of the Outeniqua Mountains, Knysna and the Lagoon. Some of the stands on the highest points of the Estate even have dual ocean and lagoon views, which is a rarity in Knysna.
The plot sizes range from 950m2 through to 1,600m2.
Phase 2 (Fernwood Close) runs parallel to Duthie Street, and has lagoon views. A two bedroomed showhouse has been constructed and is for sale at R2,945,000 + VAT. (Link to brochure) There are quality finishes throughout, two bedrooms and two bathrooms on the upper floor and the entertainment area leads to the patio deck on the ground floor. The pool is optional at this stage. There is a double garage.
The plot sizes in Phase 2 range from 403m2 to 705m2.
What are the municipal costs?
- The Levy is R400.00 p/m
- The Rates formula is 0.0110204 of the stand price (less VAT) p/a
- The Service availability per stand is R8,525.32 p/a (water, sewerage and electricity).
What is the design and construction process?
Owners of stands are entitled to select their own architects and builders. Plans will pass through the Design Committee for approval and will then be forwarded to the appointed Controlling Architect. The architect will sign off the designs for submission to council for approval.
Are there architectural guidelines?
Municipal Design Guidelines have been approved. Over-arching National Guidelines will be taken into account in the design process with respect to the energy-saving aspects.
What is the time involved in planning approval?
The approved design would go to the Knysna Municipality planning department, and if the design is under 500m2 the approval should be forthcoming in a month from submission date. If the design is over 500m2, the approval should be forthcoming within two months.
What percentage sales have taken place?
At time of writing the percentage of stands SOLD is at 30% of the two phases.
Is there security?
The entire estate has electrified fencing around it, and as soon as construction commences a local security firm will be appointed to monitor access and perimeter fencing.
Will the estate be pet friendly.
As the stands are full title freehold, pets would be allowed as approved by the Home Owners Association. Pets would need to have collars with the name and cell phone number of the owner. It would be a requirement to fence off an area of the stand for dogs. Please see the conduct rules under the documents tab.
